Why Buyer’s Representation is Critical

Most sellers have professional representation, and so should you! Purchasing or leasing real estate is a complicated process which carries a large amount of legal ramifications if it is not done right. Having a buyer’s agent ensures you, as the buyer, are protected and your interests promoted.

Unless under contract with a buyer’s agent, a real estate agent must act on behalf of the seller to get them the highest price and best terms. Buyer’s agents act as your representation, negotiating the best price and terms for the buyer. This agent is contractually obligated to work for you, and only you.

The following are the obligations of a buyer’s agent:

  1. Loyalty to their client’s interests.
  2. Obedience to their client's wishes.
  3. Disclosure of useful information to their client.
  4. Confidentiality in all matters.
  5. Reasonable care and diligence.
  6. Accounting on all matters.

In most cases, buyer’s representation costs the buyer NOTHING! When a firm lists property, compensation is offered to the buyer’s agent from the seller, through the listing firm. Even though the seller is paying for it, the buyer’s agent is still legally obligated to represent the buyer and their interests.
